You are thinking about putting your home on the market as the interest prices continue to fall. Time to check for updates! The room that works the hardest to sell your home is also the room that is easiest and possibly the least expensive to ‘green’ up—Your Bathroom!

The toilet is the most obvious of several upgrades. Homes of a certain age have real water hogs using up to 5-gallon a flush. Even homes built in the late 90’s may have older model toilets that use 2.0 gallons or more per flush. Today’s water efficient toilets offer dual-flush models that have a light use and heavy use flush option at the push of a button. Some utility districts may offer toilet replacement rebates. Check out the availability in your area.

Another great place to look for conservation is the shower head. Some statistics state that a shower uses 16%-20% of the water in the home; but I could not find a source for these percentages. Even if the water usage is not that high, significant savings can be achieved with the installation of a low-flow head. There is even a model out there for a hard blast of water for rinsing and allows the shower to be turned off while you lather.

Is the Water heater approaching its 15-yr anniversary? Consult a plumber for the wide variety of water heaters available, including the tankless models. If replacing the water heater is not on the to-do list; have you added an insulated blanket to help maintain the tank heat. Have you checked your tank thermostat? Lowering the temp from 140 to 120 degrees will still provide you with a toasty shower.~~Jenny j

UGGHH! Slime in the Garden

Slimey looking mounds are growing in the mulch. They look really ferocious, they grow in a wide variety of textures and colors, and can be seen spreading across the mulch or soil in many gardens. They are thriving on the decomposing materials used in the mulches. Roll them between your fingers and a dark powder may release. You might be tempted to break out a fungicide to wipe out the growth; but wait! Most slime molds are only cosmetically inconvenient. Unless they begin to overpower seedlings they can be taken out by a brisk roughing up of the mulch or soil with a rake or hoe. If they are found in the turf you might choose to thoroughly rinse the area with the spray of water from the hose; or if the problem persists a baking soda spray solution will remove the sooty coatings on the grass blades. Wet weather encourages the growth and spread of the molds. Choose an inexpensive, homemade, organic remedy or commercially available organic product by checking out Howard Garrett's www.dirtdoctor.com ; or check his book out from the library Texas Gardening the Natural Way; The Complete Handbook for effective home recipes and an extensive list of Texas adaptive plants, shrubs and trees. ~~Jenny J

Hud does not warrant the condition of the homes that are offered, nor do they pay for repairs. I didn't need to write that did I? A large number of the HUD homes that you look at are newer; but they are not necessarily in new condition. HUD offers some escrow on the home, but it may not cover all that is needed. Interim loans through conventional financing are usually short term and the rates are high. HUD offers the FHA 203(k) Rehabilitation Loan. This loan bundles the repairs and the purchase price in one loan. This loan offers both long-term fixed and adjustable rates. Make sure that the home you are considering is eligible for the 203(k) financing; not all HUD homes are eligible.
